There are special discounts on purchase tax and certain mortgage benefits. There are also VAT and customs duties exemptions when importing household goods.
It is totally different. Hiring a lawyer is not optional in Israel, as it is in some US states. Contracts are more heavily negotiated. Down payments are generally higher and mortgages are usually structured differently. Even looking for a home is totally different. Timing, financing, taxes — all of these are different. Even those experienced with purchasing property in their home countries will be approaching this as beginners.
The timeline depends on a number of factors, including whether it’s new construction or a secondhand property. It can take anywhere from a couple months to a few years.
If you have the money to buy, it is preferable at the very least to buy something, even if it’s not in your ideal location, and then to rent where you want to live. This way, you’ve established yourself in the property market — and given that Israel’s real estate market has typically shown long-term appreciation, you’ve made an investment that will continue to grow. You will also be able to take advantage of purchase benefits for olim. The major benefit of renting is not needing the capital required for buying, but it’s ideal to buy and begin building equity in Israel.
