My customer base was never meant to be German-speaking. I cater for them to the South-East Asian community I belong to for which they either don’t have the time or the resources. Instead of hiring English speakers, they only need one who can coordinate and communicate with me - I take care of the English speaker customers for them.

My customers are either speaking my local language or English - should not be a big problem to communicate with them. When I go for empty units, I don’t limit them but get them something asap. Plus aren’t mostly only empty units coming to the market?

I buy your last point where you say non-German speaker tenant is not preferred. That’s really coming to the mentality of the general apartment owning population to which I have no comments.

Regarding what I present - helping them cater to another set of customers for which they necessarily don’t have to hire another language-speakers, not interfering in their daily business, distributing their inventory to more people which might involve it going off the market even sooner - and this is all being done by me provided I get at least one English speaker at this firm I’m willing to work with.

Just how I understood mine over the last 4 years - translate and if it’s still not clear, ask. That mostly works. Of course I’ll brush up my language skills on the side.

I need to make a case because I’m the one who’s needy and not them. At the same time, I’m not limiting their customer base, I’m just getting them another customer base. I’m not interfering in their daily business of course.

Regarding the viewings and talking to people who are residing there, I did not make it clear maybe but I’m only looking at empty properties which aren’t being rented out due to some reason.

Regarding translations, does it really have to be only with a translator? I mean how much time does it take to put a contract in deepl and work with it?

How am I going to communicate? - I’m not targeting the German customers in any way. My customers mostly speak or would speak English.

Viewing - Ofcourse the property comes through the firm and I would take my customer there.

Contract - Translations/ bilingual contracts are also a thing. It takes a while but once the process is set, these could be made possible.

It was an approved leave within the terms of days allotted per calendar year. For eg. had 15 days of leave this calendar year and this was only the 9th holiday taken.
