    It's important to remember the bigger picture here. Risks aren't balanced, despite what the Fed says, because at current levels interest rates will almost certainly fall back to zero in the next downturn.

    The funny thing is that Raleigh is not now nor has it ever been cool. I don't mean to say that there aren't cool things there. Only that no one would ever visit the region and subsequently describe it as hip, or cool, or edgy, or anything like that.

    Today the Raleigh Durham metro area is home to over 2 million people. It's bananas. The place is unrecognizable relative to when I was growing up there.

    When I was born in Raleigh in 1978, the whole of what is now the Triangle region was home to about 500k people. It was nowheresville, a sleepy state capital with a few universities in the area.
